Arts, Theatre, and Film Center
The City of Seattle Department of Parks & Recreation (SPR) is seeking proposals for the re-development and renovation of the Building 47 Theatre located within Warren G. Magnuson Park (Magnuson Park). Building 47 was designed and used as a recreation building by the U.S. Navy from 1941-1991. The building contains 50,060 square feet divided between a two-story south wing, gymnasium, swimming pool, and a 540-seat Theatre. The Theatre contains approximately 9,130 square feet including a main floor, lobby, stage, lower level (green room), mezzanine and balcony (including projection room). An indoor swimming pool room contains approximately 5,640 square feet. This RFP package requests submissions regarding the Theatre and the indoor swimming pool sections of the building only.
Through this RFP, SPR is seeking a proposer(s) that can make a significant capital investment in exchange for a long-term Agreement. Proposals should include the management and operation of arts, theatre, and film and/or cultural programming that will be open to the public. SPR does not have designated funding for this redevelopment; therefore, proposals should also include a well-defined funding plan to upgrade the building to meet all current code requirements.

- 8/22/2019: Amendment #2 was added to the RFP and the posted calendar has been updated with new RFP announcement dates.
- 5/14/2019: Q&A from the May 9, 2019 building tour posted to website.

- 4/23/19: There has been recent interest in ensuring the theater is equipped with permanent Hearing Loop technology to ensure broad access to customers with varying hearing abilities. SPR asks proposers to consider researching this service and folding this technology into their proposals for the Building 47 theater.
- 4/23/19: Several additional hazardous materials reports uploaded. A few of these may be repeats - SPR is posting to ensure information is widely available.

- 4/18/10: All future tours and open houses will include access to the balcony area. Seattle Parks and Recreation was able to develop a plan with the Fire Marshall's Office to provide access to this area for potential RFP proposers.

Building Details
