Receiving Notice to Move Out
If your landlord unexpectedly issues you a notice to terminate your rental agreement, review it immediately. Notices given in the City of Seattle must comply with City regulations. If you need help to review and understand whether it's a valid notice you can call the Renting in Seattle Helpline (206) 684-5700.
All rental agreements in Seattle are regulated by the Just Cause Eviction Ordinance which requires a landlord to have one of 16 just cause reasons to end a tenancy.
- If you are a month-by-month tenant OR you have a rental agreement for a term that automatically converts to a month-by-month agreement your landlord must give you a just cause reason to terminate your tenancy.
- If you have a rental agreement for a term, the landlord must offer you a reasonable renewal offer 60-90 days before your current lease expires unless there is just cause for the landlord to not offer a renewal. Instead, they must issue a notice of non-renewal, stating the just cause reason and supporting facts 60-90 days prior to the expiration of the lease.
