Installment Payments
You have a right to pay your move-in costs and your last month's rent in installments. The table below shows the options depending on the duration of your rental agreement. Alternatively, you and your landlord can reach your own schedule by mutual agreement. Just get it in writing and make sure you both date and sign it!
Duration of Rental Agreement Length of Tenancy | Security & Pet Deposits | Fees | Last Month's Rent |
6 months + | 6 equal monthly payments | 3 equal payments | 6 equal monthly payments |
30 days - 6 months | 4 equal monthly payments | 3 equal payments | 6 equal monthly payments |
60 days - 6 months | 4 equal monthly payments | 3 equal payments | 4 equal monthly payments |
Month by Month | 2 equal monthly payments | 3 equal payments |

The landlord cannot refuse to accept an installment payment plan, refuse to rent to you, or charge you interest because you opt to pay in installments. Making payments on time is important. You risk getting a "14 Day Notice to Pay or Vacate" if you fail to make payments on time. For more on notices see Types of Notices.
