Montlake Gateway
Overview
Montlake Gateway will bring at least 50 permanently affordable homes to the Montlake community in Seattle. This project opens the door for more people to own a home and put down roots in a community they might otherwise be priced out of. The homes will be sold to buyers who earn below 80% of the Area Median Income (AMI).
Most of the homes will be built for families, helping keep the neighborhood diverse and welcoming for people at every stage of life.
We’ve finalized the $5.8 million sale of the site from the Washington State Department of Transportation (WSDOT) and the property has been transferred to the City of Seattle.
Right now, the project is in the due diligence stage. This is the period where we study the site closely and prepare for the work ahead, from site review, permitting, and finding a developer for the site.
During this predevelopment and permitting phase, WSDOT is leasing the site from us to use for parking. This arrangement benefits everyone – WSDOT gets the parking it needs and in return provides property management services at no cost to us.
Community input has shaped this project from the start. On April 25, 2026, we joined the Montlake Community Club for a meeting to share early plans and listen to neighbors. The next community session will take place on October 17, 2026, and we look forward to hearing more from you.
At the April meeting and in the conversations that followed, neighbors told us what matters most to them. Your top priorities include:
- Family-sized homes that give households room to grow.
- Parking to support residents and visitors.
- Pedestrian-friendly design that makes the site pleasant to walk through.
- Pollution mitigation, including trees planted between homes and SR 520.
- Ground-floor commercial space, if financing allows.
We will carry these priorities forward as the project moves ahead.
Here are the key milestones for Montlake Greenway:
- April 25, 2026: We held our first community engagement session, in partnership with Montlake Community Club.
- September 2026: We formally acquired the site from WSDOT.
- October 17, 2026: A second community engagement session will be hosted.
- 2027: We will issue a competitive Request for Proposals (RFP) to select a developer. Because of the size of this site, the RFP will be open only to experienced developers of permanently affordable homeownership. We anticipate selecting a developer by mid-2027.
- 2028-2030: Groundbreaking timing depends on when state funding becomes available. Construction is expected to take roughly two years to complete.
- Upon Completion: Homes will be sold to eligible buyers as soon as construction finishes.
