Green Building Standard - Inspections

Inspections

The Green Building Standard requires a green building inspection and reports during construction. The owner or financially responsible party acting on behalf of the owner shall appoint a Green Building Inspector. Raters, verifiers, or consultants are considered to be Green Building Inspectors. The Green Building Inspector must upload reports via the Seattle Services Portal. They will be reviewed by the Green Building team prior to inspection.

Field Report: The appointed Green Building Inspector will upload your green building field report after your permit has been issued, but before your first SDCI framing inspection. Reports will be reviewed by our Green Building team prior to inspection. Field reports must be on letterhead from a company and person approved by the certification organization and include:

  1. Certification rating system, version, certification level anticipated, and registration or enrollment with such certification organization.
  2. Acknowledgement that the Green Building Inspector chosen is under contract, reviewed the design and construction documents, and determined a strategy for the development proposal.
  3. Evidence to demonstrate compliance with the site development requirements to mitigate exposure to lead dust. Depending on the selected method, this may include, but not be limited to photos, truck or weight tickets, receipts, permit records, or aerial photography to show vacant sites.
  4. Other applicable information at the discretion of the Green Building Inspector.

Final Report: Your Green Building Inspector will upload your green building final report before you're issued a certificate of occupancy or prior to final inspection if a certificate of occupancy isn't required. Your report will be reviewed by our Green Building Team prior to inspection or the issuance of a certificate of occupancy. Final reports must be on letterhead from a company and person approved by the certification organization and include:

  1. A summary of the site inspections performed during construction.
  2. Test results for air infiltration and commissioning results for ventilation systems.
  3. Evidence to demonstrate compliance with the site development requirements to mitigate exposure to lead dust during demolition.
  4. An acknowledgment that a majority of the documentation, testing results, and other information has been collected to meet the required certification level. For Priority Green Expedited projects only this must include confirmation of energy efficiency measures, use of low VOC, and no added urea formaldehyde products in interior spaces.
  5. A copy of the Environmental Product Declaration for structural concrete or primary structural steel material used in the project. (For Priority Green Expedited projects only.)
  6. Other applicable information at the discretion of the Green Building Inspector.

All inspection reports will be uploaded promptly, by your Green Building Inspector, via the Seattle Services Portal to the special inspection record.
