Magnolia Community Center Stabilization Work

Magnolia Community Center was identified in the 2016 Community Center Strategic plan for a major maintenance project focused on extending the life of the facility and increasing programming potential. A preliminary scope of the project is outlined below.  The final scope is expected to be refined throughout the design process based on more information about cost and needs.  Seattle Parks and Recreation planning staff are meeting with the community center Advisory Council to review the scope and schedule.

Building Envelope & Code Requirements (Highest Priority)

  • Structural enhancements to original wing: re-roofing and addition of plywood sheathing throughout
  • Structural enhancements to gym: enhanced roof ledger support connections and addition of tie straps
  • Window replacements in multi-purpose rooms
  • Gym louver window replacement
  • VAT abatement and floor tile replacement in hallway (allotment)
  • Restroom remodel on main floor for improved accessibility and all-gender use
  • Parking lot, plaza and main entrance accessibility improvements

Building Core & MEP (Mechanical, Electrical, Plumbing - 2nd Priority)

  • Independent fire alarm detection system and wet fire protection system
  • Platform lift to improve access between gym and lobby
  • Electrical: Replacement of aging panels, separation from school, and upgrade for pottery room kiln
  • Addition of needed exit lighting and signals
  • Install ducted dedicated outdoor air system for ventilation
  • Galvanized piping replacement
  • Push-button operators for main entry door

Space-Driven Improvements (3rd Priority)

  • Main entrance carpet removal/replacement and front desk replacement
  • Kitchen remodel for updates and improved accessibility


While we expect this work to close the center for a short time, a priority of the project will be to minimize the impact to programming.  We will post the construction schedule at the community center at least one month ahead of time.
