Yesler Terrace Redevelopment - What & Why

What Is Happening Now?

SDCI has completed draft legislation and a Director's Report explaining updates that are proposed for the Tree Protection Plan that helps guide the redevelopment of the Yesler Terrace community on First Hill. The Tree Protection Plan is part of the Yesler Terrace Planned Action Ordinance, number 123962.  Please visit our project documents page for the draft legislation and related documents.  Refer to the Seattle Housing Authority website for additional project-specific information about Yesler Terrace redevelopment.

Project Benefits

The ordinance will provide a number of benefits including:

  • Respond to changes in the redevelopment of Yesler Terrace that have occurred since 2012 while continuing to provide for tree protection as intended in the existing Yesler Terrace Planned Action Ordinance
  • Correct errors and clarify code language
  • Update tree maps and inventory in the Tree Protection Plan to reflect current conditions
  • Allow the Seattle Housing Authority the flexibility to mitigate for tree removal by allowing trees to be replanted off-site and to use payment-in-lieu of replanting, if allowed pursuant to the tree protection code (SMC Chapter 25.11)

The End Result

SDCI will make final recommendations to the Mayor for final legislation to be considered by the City Council in early 2020.
