Recently Completed Construction
5th Avenue NE Streetscape Project Phase I
Street improvements on 5th Avenue NE provides a safe, attractive public environment; creates a better pedestrian link between Northgate Mall and the Library and Park facilities; and balances the use of the street among pedestrians, vehicles, and transit.
Maple Leaf Community Garden
The Maple Leaf Community Garden is located at 529 NE 103rd Street and will be a park and community garden. Neighbors and volunteers have created a place where people have the opportunity to grow plants, watch birds and relax in the outdoors. The property was purchased by Seattle Parks and Recreation in 2003 using funds from the Pro Parks Levy Opportunity Fund, King County Conservation Futures Levy, Department of Neighborhoods Neighborhood Matching Fund and community donations.
Northgate Branch of Seattle Public Library
Along with the community center and park, the Northgate Branch of the Seattle Public Library is located on Fifth Avenue Northeast and Northeast 105th Street.
Northgate Mall
Northgate Mall was expanded as the heart of Seattleās vision for a Northgate Urban Center. Additional storefronts, canopies and street amenities create a more urban feel and foster a more pedestrian-friendly ambiance. The redesigned parking areas incorporate natural drainage technologies such as small planted strips between parking rows, and permeable pavers that help capture stormwater on-site and reduce demand on public utilities.
Park & Community Center
To provide new programming and recreational opportunities, Seattle Parks and Recreation built a new community center and park in the Northgate community. This urban neighborhood now has access to a variety of programs and services previously unavailable.
Third Avenue Extension
Between the Northgate South Lot and the King County Metro Transit Center, a new Third Avenue NE was created to create a pedestrian connection between Northgate Mall and businesses south of NE 100th St. and to provide auto access for the Lorig Development and the Transit Center. Pedestrian amenities include safer crossing at NE 103rd St., street trees, and access to pathways along the Thornton Creek Water Quality Channel.
Wallace Properties Redevelopment
Wallace Properties is a phased redevelopment on approximately three quarters of an acre at the southeast corner of Fifth Avenue NE and NE Northgate Way. The first phase, as submitted to DPD for early design guidance, includes retail and residential and will occupy a currently vacant portion of the site.
Under Construction
ERA Living Senior Housing Community
Located on the corner of NE 100th St, and Fifth Avenue NE on the southeastern portion of the Northgate South Lot, the community will feature 125 units with 65 underground parking stalls. ERA Living develops, owns and operates senior living communities in the area including Ida Culver House Ravenna and University House at Wallingford.
Thornton Creek Water Quality Channel
The goal of the Thornton Creek Water Quality Channel is to improve the health of Thornton Creek and enhance the neighborhood's natural environment. On June 7, 2004 the Mayor announced a breakthrough agreement on Thornton Creek, an "innovative drainage solution that would benefit water quality." Read press release.

Thornton Place
Lorig & Associates plans call for multiple buildings situated in the northwestern corner of the Northgate South Lot, anchored by a multi-screen cinema, and built over underground parking with some surface parking. The buildings will feature ground level retail with apartments above. The condominiums will be arranged along the slope leading to the Thornton Creek Water Quality Channel, a SPU stormwater treatment and retention facility that meanders through the site.
Upcoming Projects
Northgate Urban Center Park Development
This project will convert an existing 3.73 acre park and ride facility to a new urban park. The park will provide open space to serve existing and future residential development in the area. It will provide amenities for low, medium and high intensity uses creating spaces and amenities for contemplation and recreation. A comfort station may be considered. The final scope will be determined through the planning process. The new park will be connected to and integrated into the overall fabric of the community. For more information, click here.
