Dravus Commercial Area Zoning Study
Overview

DPD is evaluating zoning options to facilitate development of a mixed-use neighborhood at 15th Avenue West and West Dravus Street. This study is in response to a proposal by the Interbay Neighborhood Association (INA) which envisions a “robust urban mixed-use neighborhood with a high level of urban architectural form and human experience."

To achieve this vision, the INA proposes a mixed-use zone classification with variable height levels ranging from 40-feet, the current height designation, to 125 feet. This vision includes substantial increases in residential densities, and expansion of commercial uses, design standards that promote a pedestrian orientation, and ancillary support in the form of transportation improvements to adjacent industrial uses.

The Dravus commercial area is bounded by the BN Railroad tracks on the west, the Emerson Street overpass on the north, 15th Avenue West on the east, and the Interbay playfields and golf course on the south.
