The Tribecca's facades have been successfully treated at the pedestrian level to increase comfort and interest through warm building materials, planters, wall openings into the buildings, public benches, and overhead canopies. |

Tribecca's building modulation and exterior cladding materials were derived from the urban fabric of neighboring buildings. Details such as inset stucco facades within concrete and brick helped articulate the approriate massing and fenestration. |

Tribeccca responds to the high traffic corner of 1st Ave. W. and Mercer Street through accentuating roof lines, a major building sign, balconies, and a building entry. In addition, the building responds to pedestrian activity through human-scale facades and openings, canopies over sidewalks, benches, and landscaping that screens traffic. |

Tribecca is highly influenced by its urban fabric. The building complements its surroundings through the use of similar building materials, modulation and articulation. |

Tribecca is a model to maximize the use of small lots without an adverse affect on the surrounding environment. The building does not exceed the maximum allowed building height or lot coverage. |
