Design Guidelines Met
The Capitol Hill Design Review Board determined the following Design Guidelines for Multifamily and Commercial Development were the most important for the designers to address:

Guideline A-2: Streetscape compatibility.
The design of the building responds to the character of the older buildings on the street, with its use of materials, bay windows, traditional forms, cornices and fenestration patterns.

Guideline A-3: Entries visible from the street.
The entryway is clearly identifiable and defined due to the distinct, full-height, rounded building form and yellow vertical accent band.

Guideline A-5: Respect for adjacent sites.
The modulation of both the south and north facades creates courtyards which allows for light, air, planting and privacy as well as a good fit with future development of the adjacent properties.

Guideline C-4: Exterior finish materials.
The accent color used on the upper main facade is carried through to the material details at the ground level including the yellow tiles in the walls around the entryway. Another nice detail is the interesting, high-quality glass tile mosaic pattern used for the kick plate of the building underneath the storefront windows. The dark brick used in combination with the concrete column bases fits with the neighborhood street level context.

Guideline A-4: Human activity.
There are multiple storefront windows which are clear and well-proportioned and create a good pedestrian scale. The projecting bay windows also provide some overhead weather protection and add modulation to the facade.

Guideline B-1: Height, bulk, scale compatibility.
The alley facade serves as a second front, with terracing, architectural detailing and landscaping, making a friendly transition to the less-intensive residential zone across the alley.

Guideline C-2: Architectural concept and consistency.
The building has a strong base, with distinct, overhanging cornices and other details in the upper structure that reflect the detailing of the surrounding architecture.
