Design Guidelines Met
The Queen Anne/Magnolia Design Review Board determined the following Design Guidelines for Multifamily and Commercial Development were the most important for the designers to address:

Guideline A-2: Streetscape compatibility.
The modulation of the building face corresponds to the facade projections and setbacks of the abutting apartment building. The continuation of the street wall, sidewalk width, planting strip established by the older neighborhood building creates a comfortable streetscape that fits into and enhances the existing pattern of development design the modern architecture of the new structure with the traditional, historic architecture of the neighboring buildings.

Guideline C-1: Architectural context.
Guideline C-2: Architectural concept and consistency.
The massing and detailing of the architectural concept creates a well-proportioned, consistent building form that fits into and reinforces the surrounding neighborhood without having to mimic the traditional materials and detailing of nearby structures.

Guideline C-4: Exterior finish materials.
The modern aesthetic of the new building successfully integrates contemporary building materials into a traditional context by using simple forms and significant fenestration along the streetscape facade. The material palette and simple forms allow the modern architectural concept to remain strong while the highly glazed facade creates a reflective surface that captures reflections of the neighboring buildings, street trees and sky.

Guideline D-1: Pedestrian open spaces and entrances.
Constructed on a property line, the blank wall is birfurcated with a vertical notch to break the expansive wall and each half is then broken into a grid detail that is reinforced by metal spandrels and vertical siding.
